Baxter Village Tops 400 Families, Sales Exceed Projections and Town Center Opens with a Restaurant

The Village of Baxter, located in Fort Mill, SC, continues to grow, bringing new families, services and jobs to the area. Baxter is now home to over 400 families, representing 30% of the projected 1325 homes at completion. Sales pace for 2003 for new homes has exceeded even the most optimistic projections.

Beef O'Brady's, a neighborhood pub for families and friends, is now open in the Village of Baxter's Town Center. Circa North, an upscale salon has leased 868 sq. ft. and has commenced its up fit, in hopes of opening in October. Negotiations are underway with a second, mid-scale restaurant, several office users and more retail.

CSDC has an additional parcel across from the Springmaid Building in Town Center under contract with an investor/developer who plans a mixed-use building of approx 18,000 sq.ft. and leasing discussions are underway for ground floor tenants. The developers are also working with a potential day care/pre-school center.

The YMCA continues development of its Baxter site. The site will be home to a 50,000 square-foot YMCA, and is expected to open next fall.

Growth in the Fort Mill area continues at a strong pace, according to ESRI Business Information Solutions, a company that tracks demographic growth nationally. The population of the area within five miles of Baxter has grown since 2001 from about 39,000 to 43,215, or about 10%. The average home size in the same area has grown almost 400 square feet, and average household incomes for the same area have also increased from $60,923 to $67,845, or about 10%.

At the intersection of Sutton/Pleasant and Hwy.160, right across from Baxter, Pleasant Partners, a joint effort of Raley Miller Properties, Childress Klein Properties and Harris Teeter, continues its development work on the Harris Teeter site. Anticipated is a 45,000 square foot full line Harris Teeter store, a Blockbuster video, a bank, and other retail and service uses.
