Baxter Village Hosts Greenville County Council and Planning Commissioners as a Model for Traditional Neighborhood Development.

Baxter Village has been chosen as a model for Traditional Neighborhood Development, or TND, by Upstate Forever, a non-profit organization covering six counties in upstate South Carolina. "There is nothing like Baxter," explains Diane Eldridge, Associate Director of Upstate Forever. "Our mission is to promote sensible growth and to conserve resources. Baxter does this by having everything in one convenient location."

Baxter recently hosted Upstate Forever and a group of 29 County Council members, County Planning Commissioners and staff members from Greenville County, South Carolina. "These are the people who write the ordinances," continues Eldridge. "Baxter was our first stop on the tour, and it really set the tone for the entire trip. They are the pioneers for TND in this area, so it was very helpful to hear first-hand about their experiences. We are trying to educate our local lawmakers on the benefits of a neighborhood like Baxter, in hopes of easing restrictions on TND." These benefits, according to Eldridge, include quality of life and smart growth, in addition to traffic reduction which helps conserve natural resources and cut air pollution.

The Village of Baxter is a mixed-use neighborhood being developed by Clear Springs Development Company. The 1,033-acre development will include approximately 1,325 homes at build-out, as well as more than 400 acres of open space. Baxter also includes a public library, elementary school, medical campus, and retail and commercial development.
