Clear Springs Development Breaks Ground for Village
of Baxter

The Clear Springs Development Company has broken ground and begun
the initial site preparation for the Village of Baxter, a new residential
community being developed on property owned by the Close family
near Fort Mill, S.C.
Located just 20 minutes from uptown Charlotte in the southwest quadrant
of S. C. Highway 160 and I-77, the 950- acre Baxter traditional
neighborhood will offer a broad mix of residential opportunities
including single family homes, apartments and townhouses, as well
as commercial sites and extensive open spaces.
"We are very excited to have broken ground and begun development
of the infrastructure for the Village of Baxter," said James
Traynor, president, Clear Springs Development Company. "We
expect pre-construction home sales to begin by fall 1998 with the
first residents moving in during the spring of 1999."
Modeled after small towns of the Southeast, Baxter's traditional
architecture will reflect the style and character of the upcountry
South Carolina region. Features such as front porches, abundant
sidewalks and narrower streets will orient activity to the front
of homes, promoting a pedestrian-friendly community.
In addition to a formal green and a large community park, generous
open spaces and recreational facilities have been set aside throughout
Baxter to preserve the unique environmental features of the area
and to further encourage a sense of community among residents.
The Village of Baxter master plan blends mixed-use neighborhoods
that include retail, office, recreational and residential areas.
Associated with Baxter is the Anne Springs Close Greenway, a 2,300-acre
nature preserve, established by the Close family in 1995.
