New Commercial Building Breaks Ground at Baxter Village

S.E. Miller Construction Company and the husband-wife financial team of Kelly and Diane Malison broke ground on an 8,000-square-foot office building located on a half-acre site in the heart of Baxter Village adjacent to the Fort Mill branch of the York County Public Library.

The all-brick, two-story building, which will be modeled after buildings at Davidson College – including gables at either end – is expected to open later this year.

“The building is being designed to accommodate non-retail businesses,” said Shannon Miller, president of S.E. Miller Construction, which is developing the building. “The Malisons will own a financial services firm in the building, and we envision signing similar businesses, such as accountants, or possibly a dentist.”

Raymond James Financial Services will occupy about 2,000 square feet on the building’s first floor. The building’s remaining 6,000 square feet of space could be taken by multiple tenants needing as little as 1,200 square feet of space or by tenants needing around 2,000 square feet of space.

The Malisons currently operates Raymond James Financial Services in the Peachtree Plaza in Fort Mill.

“We love the concept of being able to live and work in the same neighborhood,” said Kelly Malison, who moved to Baxter in April. “Anything I can do to minimize my drive time, I’m all for it.”

Don Killoren, CEO of Clear Springs Development Company, said the new building would be conveniently located to planned commercial and retail sites, as well as Baxter homes.

“In addition to the Malison’s firm, Baxter is the home to a public library, an elementary school and a law practice,” Killoren said. “All commercial and retail development will be within walking distance by either sidewalks or walking trails that wind through the Village.”

The Village of Baxter is one of a series of mixed-use neighborhoods being developed by Clear Springs Development Company over the next 20 years. The 1,000-acre development includes single-family homes and townhomes, as well as more than 400 acres of open space. Baxter also will include an elementary school, medical complex and retail and commercial development.
