Ground Broken on Next Phase of Homebuilding at
the Village of Baxter

Ground has been broken on the next phase of homebuilding at the
Village of Baxter in Fort Mill. The new phase will add 153 single-family
homes and 25 townhomes to the traditional neighborhood.
"There continues to be a tremendous demand in our region for
a traditional neighborhood where families can live, work, learn
and play," said Don Killoren, CEO of Clear Springs Development
Company, Baxter's developer. "Baxter residents want to live
where they can leave their cars at home and walk to work, school
or the library. Our pedestrian village allows people to reconnect
with their families and with their neighbors."
Early construction sales in the new phase have begun, and the first
homes will be ready for occupancy by spring 2001. Construction is
currently underway on model homes by Saussy Burbank, David Weekley
Homes and Lillian Floyd Homes. Each builder will have two models
in the next phase. Custom builder S.E. Miller Construction also
will build in the next phase.
"More than half of the home sites in the current phase have
been sold, and more than 100 residents currently call Baxter home,"
Killoren said. "The incredible success of our initial phase
made it clear the timing was perfect to begin the next phase of
homebuilding at Baxter."
Baxter's four builders will introduce new floor plans in the next
phase. Each builder will offer a mix of attached and detached garages
with their single-family homes, and some garages will offer residents
the option of adding an apartment over the garage area.
"Our builders listened intensely to the suggestions made by
our current residents," Killoren said. "As a result, some
homes in our next phase will offer apartments over garages, more
first-floor master bedrooms and double-story porches."
The new phase also will offer more Cottage and Village home sites
ranging in size from 45 to 80 feet wide. Single-family homes in
the new phase will range in size from 1,100 square feet to 4,000
square feet and will be priced from the $190s to the $400s.
In addition to single-family homes, Saussy Burbank will build 25
townhomes in the next phase, and potential homebuyers can choose
from a range of floor plans that offer, for example, first-floor
master bedrooms. The townhomes will range in size from 1,100 square
feet to 2,000 square feet and will be priced from the $130s.
The Village of Baxter is one of a series of mixed-use neighborhoods
being developed by Clear Springs Development Company over the next
20 years. The 1,000-acre development includes single-family homes
and townhomes, as well as more than 400 acres of open space. Baxter
also will include an elementary school, medical complex and retail
and commercial development.
Modeled after small towns of the Southeast, Baxter's traditional
architecture reflects the style and character of the upcountry South
Carolina region. Features such as front porches and abundant sidewalks
will orient activity to the front of homes, promoting a pedestrian-friendly
community.
