TWO New Parks FOR Baxter TOWN Center
Baxter residents have two more reasons to get out of the house and enjoy the great outdoors. Shady Grove Park, located at the corner of Market Street and Shady Grove Crossing is a new park featuring a retrostyle playground with all the essentials for good clean fun: a swing-set, old-fashioned slide, half-dome climber, and special equipment for active toddlers. While designed with children ages 5 to 10 in mind, Shady Grove Park will offer something for people of all ages, with a large, multi-purpose green space, and plenty of swings overlooking the park. “Shady Grove Park will become the central park for residents around Baxter Town Center,” explains Mike Burnetti, Director of Planning for Celebration Associates. “But we try to ensure that a park is within a five minute walk for every resident.”
The new Springmaid Park, located in the heart of Baxter Town Center is at the corner of Market Street and Springmaid Avenue. Springmaid Park will be a gathering place for Baxter residents and Town Center patrons alike. Springmaid Park will feature a water fountain and plenty of seating areas. It will be a perfect place to hang out and people watch after dinner at one of the great restaurants in Baxter Town Center.

BAXTER History 101
Have you ever wondered why Baxter Village feels the way it does? Well, it isn’t by accident. It all started with years of careful planning by Clear Springs Development Company and under the watchful eye of the Close Family who have owned the property for 200 years. Much like towns from long ago, the vision has been carefully implemented over time. And, we believe this is why Baxter “just feels good”.
How did we begin? First we created a Pattern Book. The Baxter Pattern Book guides the vision and clarifies important details for the design of the neighborhood. However, the Baxter Pattern Book was not meant to be a static document but a tool that evolves over time. For example new architectural styles within the Upcountry Architecture have been added. This helps to produce a greater diversity in the architecture which creates an even richer streetscape. The design of Baxter incorporates many Traditional Neighborhood Design (TND) elements and ideals. After decades of experimenting with other models of development, planners, designers and developers are now relearning the old lessons of community place-making. This design movement is often referred to as New Urbanism. TND and New Urbanism projects are pedestrianoriented developments that incorporate diversity in architecture, streetscape, price-point and uses in the same neighborhood. This typically means that a neighborhood center for shopping, eating and everyday needs is included with residential, commercial and civic uses. Sound familiar? This is Baxter. But, good “urbanism” is not about superficial style but function and how the neighborhood design shapes our daily lives. We’ve designed Baxter with the convenience of “urban” living with the development of Baxter Town Center with its shops and restaurants, the YMCA, Orchard Park Elementary School, Piedmont Urgent Care Center, and the Fort Mill Public Library all in the neighborhood. And as Baxter continues to grow, many more of the every day conveniences will be right at our front door. But, Baxter Town Center not only provides goods and services, but social interaction. Just a stop by the neighborhood ice cream shop provides that chance to meet new neighbors and converse with good friends.
Baxter incorporates other TND elements such as pocket parks and village greens where neighbors get outside to spend time together developing a sense of community instead of being locked behind the everpresent garage doors of the neighborhoods designed in a more conventional fashion. Also, the front porch, a traditional architecture element that at some point was left behind has re-emerged as a key element of design in most Baxter homes. Front porches offer a wonderful vantage point to enjoy an evening of passersby, and friendships often blossom here much like that of the cherry blossoms that line the streets of Baxter.
But to get away from it all, the trail system will lead you back to nature and allow you to experience the preserved ecosystems of Baxter. There are miles of existing trails, and as future phases of Baxter are developed, the trail system will get more extensive. Soon, residents will be able to walk from the library to the Catawba River without leaving the neighborhood. Experiencing the growth of a community is an exciting process. And because Baxter is guided by TND principles, the quality of life in Baxter is only going to get better with age! We’re glad you chose to call Baxter home!

Baxter TOWN Center IS THE Center OF Attention
The Village of Baxter’s Town Center now features a wide variety of businesses including retail, restaurant, medical, and corporate. Living up to the community’s vision of a traditional neighborhood that combines the best of the past with the technology of the future, Baxter’s Market Street has become a gathering place for locals seeking great food, shopping, and more. In addition to the many businesses now open, the Town Center also welcomes the orthodontics practice of Fort Mill native Dr. Epps. Upon completion of his new office, Dr. Epps will provide orthodontics for children and adults within Baxter and the surrounding area.
The Six Pence Pub and Restaurant will soon begin serving lunch and dinner of traditional English fare, and will feature a rooftop terrace. Starbucks Coffee will soon be offering Baxter and the surrounding area a convenient place to pick up a cup of specialty coffee or choose from an extensive collection of fresh coffees to brew at home. The drive thru is convenient for those in a hurry, or pull up a chair and sit a while on the outdoor patio.
Also scheduled to open soon, Field of Dreams Nurture and Education Center, offering care for children six weeks to 12 years of age in fulland part-time programs, and a group of office condominiums by Carolinas Development, LLC.
The eagerly anticipated YMCA will be open in time for summer. This stateof- the-art, 60,000 square foot facility will be one of the finest in the southeast. This fall, the Inn at Baxter Restaurant and Tavern will be serving wild game and fowl, unique pasta dishes, fresh seafood and a variety of desserts. The Inn at Baxter Restaurant and Tavern will offer seasonal menu variations and an extensive wine list.
Baxter residents are now enjoying the delicious offerings of Liu Liu’s Restaurant, which features a variety of Asian dishes including Chinese, Japanese, Thai and Vietnamese cuisine. These new tenants join a list of businesses already in Baxter. But keep watching, there are many more to come!
